 Lebanon’s real estate market is experiencing unprecedented chaos, with legal brokerage firms struggling against unfair competition. Thousands of unlicensed brokers dominate the market, leveraging their influence in the absence of strict regulations. This lack of oversight has led to widespread disorder, undermining confidence in the real estate sector.

Struggles of Licensed Brokers
Jamal, a real estate broker with over 20 years of experience, expresses his frustration with the current state of the market. “The market is in its worst shape due to the devastating war,” he says, describing repeated instances where clients initiate negotiations but back out at the last moment due to uncertainty about the future. This hesitation reflects their reluctance to invest in an unstable market.

Jamal also points out that the stagnation that began with the COVID-19 pandemic has worsened with the outbreak of the current conflict. Declining incomes and the absence of sales transactions have put brokers in a tough financial position, leading to mounting losses.

Illegal Brokerage on the Rise
Recently, Lebanon’s real estate sector has seen a surge in unlicensed brokers, exacerbating the problem and making it difficult for clients to distinguish between legal and illegal agents. These unregistered brokers operate without licenses or offices, relying on personal connections and social media marketing to promote properties and earn unauthorized commissions.

In this context, Maha, a licensed real estate agent, stresses the importance of working through legal and accredited offices to avoid legal consequences. She highlights the need for honesty and transparency with clients to build a strong reputation and ensure long-term success in the market.

Unfair Competition and Lack of Regulation
Ahmad Hawwa, the owner of a real estate brokerage firm, describes the market as suffering from “unfair competition,” with thousands of illegal brokers operating unchecked. He calls for government intervention, citing Turkey’s example. Since 2018, Turkey has implemented regulations to organize the real estate brokerage sector, eliminating thousands of illegal listings and bringing more discipline to the market.

Challenges in Lebanon’s Real Estate Market
The Lebanese real estate market faces significant challenges due to unfair competition and the lack of regulatory oversight. This deepens the country’s economic crisis and increases hesitation among buyers. Under these circumstances, there is hope that authorities will step in to introduce legal reforms that curb market chaos and restore stability to the sector.
